Who we are
ZivOwn Technologies Inc. ("ZivOwn," "we," "us") operates zivown.com, an educational technology platform for homebuyers, real estate agents, and lenders. We are not a lender, mortgage broker, or real estate brokerage, and we do not make credit decisions.
How we're paid. ZivOwn receives a flat subscription or license fee from the agents and lenders on our platform. The fee does not depend on how many buyers they're matched with or whether you work with them, and no one can pay for a higher spot. ZivOwn does not receive any part of an agent's commission or a lender's fees.
This policy explains what personal information we collect, how we use and disclose it, and the rights California residents have over it. It covers buyers, agents, lenders, and anyone who visits our site.

Sensitive personal information. The only sensitive personal information we collect is your account login. We use it only to give you access to your account, which is a permitted purpose under the CCPA.
Information we do not collect
We do not ask for or store:
- Social Security numbers, ITINs, or government ID numbers
- Bank, credit card, or other financial account numbers
- Credit reports (we never pull your credit)
- Race, ethnicity, religion, sex, sexual orientation, or gender identity
- Citizenship, immigration status, national origin, or primary language
- Disability status, or whether you receive public assistance, Social Security, or a housing voucher
- Military or veteran status, or a VA disability rating
- Age, date of birth, marital status, or whether you have children

If you apply with a lender, that lender may collect this information on its own application under its own privacy policy.
How we use personal information
We use personal information to:
- Create and run your account, and remember your intake progress
- Calculate your ZivScore™, an educational readiness score. It is not a credit decision, loan approval, or pre-approval. Your ZivScore is private to you; agents and lenders never see it.
- Show assistance programs and educational information that may fit your profile
- Match buyers with licensed agents and lenders in their area, and connect you only when you choose to
- Verify agent and lender licenses
- Send account messages, and marketing or alerts only if you opt in
- Keep the platform secure, prevent fraud, and fix problems
- Understand how the platform is used and improve it
- Comply with law and respond to legal requests
- Read the purchase contract and inspection reports you upload with our Contract Reader and Inspection Reader, and add key dates to your timeline. These tools are for information only.
- Deliver messages and documents between you and your team. Your agent and lender never see each other's messages with you, and documents go only to the people you share them with.
We do not use any information you give us to approve, deny, or price a loan.
How we disclose personal information
We do not sell your personal information or share it for cross-context behavioral advertising. We have not done so in the past 12 months, and we do not knowingly sell or share the information of anyone under 16.
We disclose personal information only to:
| Recipient | What they receive | When |
|---|---|---|
| Agents and lenders you connect with | The profile information you choose to share (never your ZivScore) | Only after you give consent to connect. This is a disclosure you direct, not a sale. |
| Service providers | Only what each needs to do its job, under contract | Website hosting, email, customer support and live chat, customer records, payment processing for agent and lender subscriptions, site analytics, and AI services that read the documents you upload (under contracts that bar them from using your documents for any other purpose) |
| Legal and safety | What the request requires | To comply with law, a court order, or a regulator, or to protect rights and safety |
| A successor business | Your account information | If ZivOwn is merged, acquired, or sells its assets; this policy continues to apply |
Once an agent or lender receives your information, their own privacy policy governs how they use it.
Financial privacy (GLBA and California Financial Information Privacy Act)
The financial information you give us during intake (credit range, income, debts, savings, and homeownership history) is covered by the federal Gramm-Leach-Bliley Act (GLBA) and the California Financial Information Privacy Act. Our GLBA Privacy Notice explains how we handle it.
We never disclose this information to an agent, lender, or any other outside company unless you first sign our separate Consent to Share form. You can revoke that consent at any time.
The rest of this policy covers personal information that GLBA does not, such as your site usage and the information of agents and lenders. California law treats the two separately, so some CCPA rights below may not apply to information covered by GLBA.
How long we keep it
We keep personal information only as long as we need it for the purposes above.
| Information | How long |
|---|---|
| Account and intake answers | While your account is open, then deleted within 30 days of account deletion |
| Inactive accounts | Deleted after 24 months with no sign-in |
| ZivScore™ history | While your account is open, so you can see how each score was calculated |
| Consent records (who you connected with, and when) | 5 years, to show we had your permission |
| Usage and device data | 13 months |
| Records we must keep by law | As long as the law requires |
| Uploaded documents and messages | While your account is open, then deleted within 30 days of account deletion. Copies you shared with your agent or lender are kept under their own policies. |
You can delete your account at any time from your account settings.
Your California privacy rights
If you live in California, you have the right to:
- Know what personal information we have collected about you, where it came from, why we collected it, and who we disclosed it to, and get a copy of it
- Delete personal information we collected from you, with limited exceptions
- Correct inaccurate personal information
- Opt out of sale or sharing. We do not sell or share, so there is nothing to opt out of, but we honor Global Privacy Control signals as an opt-out request
- Limit use of sensitive personal information. We use it only for permitted purposes, so this right does not apply today
- Not be discriminated or retaliated against for using any of these rights
How to make a request:
- Email privacy@zivown.com with "California privacy request" in the subject line, or
- Use the privacy controls and Delete account option in your account settings.
We will confirm we received your request within 10 business days and respond within 45 days. If we need up to 45 more days, we will tell you why. To protect your account, we verify requests by matching information you give us to what we have on file, usually by confirming your account email.
Authorized agents. You can have someone make a request for you. We will ask for your signed permission and may ask you to verify your identity directly with us.
Other disclosures
Global Privacy Control and Do Not Track. We treat a Global Privacy Control signal as a request to opt out of sale and sharing. Browsers' "Do Not Track" signals have no common standard, so we do not respond to them separately.
Cookies. We use cookies needed to run the site and keep you signed in, and may use analytics tools to understand how the site is used. We do not use advertising cookies or advertising tracking pixels. You can block cookies in your browser, but some features may not work.
Shine the Light (Cal. Civ. Code 1798.83). We do not disclose personal information to third parties for their own direct marketing.
Children. ZivOwn is for adults buying homes and for licensed professionals. We do not knowingly collect information from anyone under 18.
Security. We protect information with encryption in transit, access controls, and limits on who at ZivOwn can see it. No system is perfectly secure.
Accessibility. This policy is available in an accessible format on request at privacy@zivown.com.
Changes. We will post any changes here and update the date at the top. If a change is material, we will notify you by email or in the platform before it takes effect.
